Garage Door Opener Installation & Repair

An opener should be the part of your day you never think about. When it starts grinding, cutting out, or running without moving the door, it becomes the thing everyone in the house is talking about.

Based in Ajax Same-day service Price before we start Guaranteed workmanship

We repair openers where repair makes sense, and install new ones when it does not. We work on LiftMaster, Chamberlain and most other major brands.

Signs your opener needs attention

  • The motor runs but the door does not move.
  • The opener is loud, grinding or rattling.
  • The door opens or closes on its own.
  • It works from the wall button but not the remote.
  • It stops partway and reverses for no clear reason.
  • The light comes on but nothing else happens.
  • It is slow, or hesitates before starting.

Repair or replace?

Usually repairable

  • Stripped plastic drive gear — a common and affordable fix.
  • Worn or loose chain or belt.
  • Trolley or carriage disconnected.
  • Faulty limit switches or travel settings.
  • Failed remote receiver.
  • Sensor and wiring faults.

Usually worth replacing

  • Burnt-out motor.
  • Cracked or broken housing.
  • Unit older than about 15 years, where parts are hard to source.
  • No auto-reverse safety feature — this is a genuine safety concern.
  • Fixed-code security from the 1990s or earlier.

We tell you honestly which category yours falls into. Sometimes the repair is 20% of the cost of a new unit and worth doing. Sometimes it is throwing money at a motor with a year left in it.

Types of opener we install

Belt drive — the quiet one

Runs on a reinforced rubber belt instead of a metal chain. Noticeably quieter. This is what we recommend for any garage with a bedroom, office or living room above it, which covers a lot of homes in Whitby, Richmond Hill and Brampton.

Chain drive — the workhorse

Metal chain, strong and long-lasting, and the most affordable option. Louder than a belt. Fine for detached garages or homes where nobody is directly above.

Wall-mount (jackshaft) — for low ceilings

Mounts on the wall beside the door rather than on the ceiling. Perfect for older garages with almost no headroom, and it frees up the ceiling space entirely. A good fit for older Toronto and Scarborough garages.

Features worth having

  • Battery backup — the door still works during a power cut. Important if the garage is your main entrance.
  • Wi-Fi and phone control — check from anywhere whether you left it open. Very useful in practice.
  • Rolling code security — the code changes every time you press the button, so it cannot be copied.
  • Soft start and stop — gentler on the door and much quieter.
  • Built-in camera — on some newer models.
  • Wireless keypad — get in without a key or remote. Families love these.

What we do on an install

  • Check the door is balanced first — a new opener on an unbalanced door will fail early.
  • Remove and dispose of the old unit.
  • Fit the new opener and rail.
  • Install and align the safety sensors.
  • Set the travel and force limits properly.
  • Program remotes, keypad and any app.
  • Test everything, including the auto-reverse safety check.
  • Show you how it works before we leave.
Common questions

Garage Door Opener Installation & Repair — your questions answered

The motor runs but the door will not move. What is it?

Most often a stripped drive gear inside the opener, or the trolley has disconnected. First, check nobody pulled the red emergency release cord — that explains a surprising number of these calls.

How long do openers last?

Typically 10 to 15 years with normal use. Regular servicing of the door itself extends it, because a hard-running door wears the opener out faster.

Can you install an opener where there has never been one?

Yes. We check the door is in good shape and balanced first, then fit the right opener for your ceiling height.

Which brand do you recommend?

We install LiftMaster and Chamberlain most often — reliable, widely supported, and parts are easy to get in Ontario, which matters years down the line.

My garage has a low ceiling. Can I still have an opener?

Yes. A wall-mount opener fits beside the door instead of above it and needs almost no headroom. A good solution for older garages that were never built with openers in mind.
